Tips for prospective tenants

Bring your paperwork:

Landlords generally require a completed rental application, proof of employment, proof of income, official identification, previous rental references, and a recent credit report (the landlord will typically prefer to run his/her own credit report for authenticity).

Review the lease:

Carefully review all of the conditions of the tenancy before you sign. Be sure that you understand and agree to the conditions outlined in the lease. This is a binding contract between you and the landlord.

Keep communication open with your landlord:

Your landlord will appreciate and may require being kept abreast of any issues at the property such as, maintenance/repair issues, change in employment, etc. Open communication can often prevent misunderstandings between the tenant and landlord.

Purchase renter’s insurance:

The landlord’s insurance policy will not cover your losses due to theft or damage. Renter’s insurance is economical and generally covers loss due to theft or damage caused by other people or natural disasters. Check with a local insurance broker to determine the best coverage for you.

Protect your security deposit:

Make sure your lease or rental agreement is clear on the use and refund of security deposits, including allowable deductions. When you move in, complete a move-in statement or checklist to record existing damage to the premises. When you vacate the property, refer to the move-in statement to make sure the property is in the same condition as when you occupied the property, except for normal wear and tear, the carpets have been professionally cleaned and unit is clean.

Be aware of rental scams:

Similar to identity theft, scammers are trying to dupe prospective tenants.

Red flags include:

  • Listings with email contacts only

  • Owners who are not available to show the property before you send a deposit

  • Owners who tell you to ‘drive by’ to see the property

  • Owners who are ‘out of the country'

  • Owners with overseas phone numbers

  • Owners who request that you send your deposit via money transfer

  • Owners who say utilities are included with low rent
